Building Performance and Enclosure Consulting

BSC provides whole building design assistance in the preliminary design and design development phases as well as detail review and specific system design through the development of the contract documents. During construction we schedule site visits as needed to observe the installation of mock-ups, specific building systems, and any complicated details, as well as to respond to any unanticipated field conditions or design changes.

Belmont Residence

When the clients purchased an existing house in Belmont, they had not yet decided whether to renovate, build an addition, or build new, but they knew that optimal energy efficiency was one of their priorities. So along with an architect and a builder, they retained BSC for building enclosure and mechanical system design process.

The Alvah Kittredge House

The Alvah Kittredge House is circa 1836 construction Greek Revival mansion, located in the Fort Hill neighborhood of Roxbury. The building was vacant and deteriorated when it was selected for restoration and redevelopment as five new 2-bedroom apartments. The building is listed on the National Register of Historic Places. The completed project received a 2015 Preservation Achievement Award from the Boston Preservation Alliance.

Wampanoag Mill

Wampanoag Mill is a 125,000 square foot, 5-story granite historic textile mill building built circa 1871. It is undergoing a gut rehabilitation and conversion from a factory outlet center to 97 energy efficient loft style apartments. BSC is providing building enclosure and air barrier/compartmentalization consulting for the project. Existing enclosure and fenestration conditions were assessed during field visits.

Oliver Lofts

Two connected early twentieth century brick mill buildings were renovated and converted into 62, mixed-income, energy efficient residential units with a total of 98,000 square feet. The buildings, which have been vacant for 25 years, were originally part of the Highland Spring Brewery and later used as a pickle factory and the Oliver Ditson music publishing building. BSC provided building enclosure consulting services during the design phase of the project.

Canal Lofts

This 106,000 square foot 4-1/2 story historic brick masonry building was built around 1890 as a mill owned by the W.H. Hill Envelope Co. It has been partially vacant for several years and is now being rehabilitated as 64 energy efficient apartment units. BSC is providing building enclosure and air barrier/compartmentalization consulting for the project. Noting that there was some evidence of freeze-thaw brick damage, BSC provided construction details that will minimize water penetration at the roof edge, windows, and proposed canopy attachment.

Castle Square Apartments

Castle Square Apartments is a 500 unit affordable housing complex located in Boston’s South End. The complex consists of both mid-rise (7 story) and low-rise (2-4 story) buildings built in the 1960's with exposed concrete frame and brick-veneered concrete block infill. BSC was the building enclosure consultant for an energy retrofit project for the complex. The retrofit aimed to bring thermal, water management, indoor air quality, and occupant comfort improvements.

Barrington Town Hall

The Barrington Town Hall is a former school building, of mass masonry construction, with portions constructed between 1930 and 1960. The town had a goal of reducing energy consumption and addressing existing IAQ issues occurring due to bulk water penetration at the exterior walls. BSC conducted a site visit and evaluation of the building, and made recommendations for directions to take in a capital renovation project.

Green Water Tower

Green Water Tower is a thirty-eight-story three-tiered mixed-use tower in downtown Austin, Texas at the former site of the Thomas C. Green Water Treatment Plant. The mixed-use building designed by Solomon Cordwell Buenz is bounded on the south by the Colorado River and has approximately 440 apartments and over 40,000 square feet of office and retail space.

EastSide III

Designed by Design Collective, EastSide III is a three-building mixed-use development with 365 apartments and approximately 50,000 square feet of retail in Pittsburgh, PA’s Shadyside neighborhood. Each building consists of 5 stories with terraces, decks, and multiple cladding types including storefront, brick, fiber cement siding, stucco, and metal panels.
