BSC was retained to investigate water intrusion, condensation, and general maintenance concerns of an air traffic control tower and an associated base building in Detroit, MI. BSC’s investigation included a review of the original construction documents to understand how the buildings were built, followed by site visits to perform water leakage, infrared and pressure testing. BSC identified key areas to perform intrusive disassembly of building enclosure elements to understand both how those elements were installed and assess their current condition. With the pathways of water infiltration discovered and condensation accumulation problem areas identified, BSC provided the client with repair options and maintenance recommendations. Based on subsequent conversations with the client, BSC then prepared construction drawings and specifications for the rehabilitation of the control tower and the base building and provided field review of the repairs in progress.
